Builders in Kensington and Chelsea

The RBKC rulebook — stucco, squares and estates, consented properly and finished to match.

Kensington and Chelsea is the most regulated building environment in the country. The stucco villas and terraces around Kensington Square, the Cadogan and Sloane Stanley estates of Chelsea and the Ladbroke garden squares of Notting Hill sit inside RBKC's conservation-area blanket, a large share of them listed, all under the borough's basement policy and the estates' licence regimes. Building here is a paperwork discipline as much as a construction one — and it is our normal working week. Our RBKC work: whole-house refurbishments, single-storey basements within the borough's policy limits, mansard-level works where consented, and interiors finished to the standard the address assumes. We design to RBKC's published policies from day one, and run the estate licences in parallel.

The RBKC rulebook, respected and used

The basement policy caps digs at a single storey under the house with no more than 50% of the garden covered; the mansard and roofline policies are equally specific. The way to build in the borough is to design inside those lines — which is what we do.

Estates, listings and licences

Cadogan, Sloane Stanley, the Phillimore and the Ladbroke trustees all hold consent rights over their streets. We prepare planning, listed building consent and the estate licence in parallel so nothing queues.

The finish is the product

These are houses where the joinery and interiors are part of the address. The interior package is carried in-house — the same team that manages the consents fits the stone and the joinery.

Questions

Answers, before you ask.

Can I dig a basement in Kensington and Chelsea?

Within RBKC policy: single storey, under the house, 50% garden maximum, nothing under listed buildings. We design to those limits from the start.

Do I need my freeholder's licence?

On the Cadogan, Sloane Stanley and Phillimore estates, yes — alongside planning and often listed building consent. We run all three in parallel.

Is anything permitted development in the borough?

Very little — Article 4 and conservation coverage remove most PD rights. Assume consent and we will confirm the exact position at the site visit.
